Understand your situation
Tell us about your property, your priorities, and what is still unresolved. We will discuss whether we are a fit and what information would help next.
Your home. Your timeline.
A builder to help you move forward.
If you are considering rebuilding after a fire, you do not need to have every answer before talking with us. We can help you work through your site, plans, construction budget, and permit path.
Start with a conversation. No pressure to commit to construction.
01 Talk directly with the owners
02 Understand the unknowns first
03 Make decisions at your pace
Two Brothers Development is an owner-operated residential builder based in Spokane Valley. We bring our custom-home and land-development experience to the practical questions that come before construction.

Define a preconstruction scope to review jurisdiction, cleanup documentation, utilities, access, and any engineering or design work needed.
Work toward a defined scope, realistic allowances, and a funding plan. Identify open decisions before committing to a construction agreement.
Once approvals, scope, and funding are in place, build with owner involvement and shared project information through your private client portal.
Any paid preconstruction work is separately scoped and agreed to in advance. A first conversation does not obligate you to hire us.
A Spokane mailing address does not by itself tell us which agency issues your permits. We start with the parcel and the correct jurisdiction, then confirm requirements for your specific property.
The City publishes rebuilding guidance covering demolition, plan review, foundation reuse, and inspections. Review the City of Spokane rebuilding guide for its current process.
County requirements and eligibility for wildfire-related fee relief are separate from the City's. Start with the County's rebuilding and fee-relief notice; applicability must be confirmed for your project.
Properties in another city need that city's direction. Medical Lake, for example, maintains its own Building Department and permit resources.
Debris handling and asbestos requirements need to be addressed before work begins. Check Spokane Clean Air's wildfire guidance; do not assume hazard cleanup means a site is cleared for construction.
Existing systems need to be considered alongside replacement-home plans. Changes to bedrooms or connections can affect the review path. See Spokane Regional Health District's post-fire guidance.

Austin Folsom and Tysen Cheshire are your points of contact. We build custom homes and develop property ourselves, so site conditions, buildability, and construction costs are part of the conversation from the beginning.
Your replacement home should be planned around how you want to live and what is feasible for your property. We will help you separate what is known from what still needs investigation.
We provide construction planning and building services. We are not an insurer, public adjuster, disaster-assistance agency, or emergency cleanup service. Coverage and funding decisions remain with the appropriate provider.
You do not need a complete file. A few basics will help us understand what a useful next step could look like.
Please do not send policy numbers, claim files, financial account details, or other sensitive documents through the inquiry form. We can discuss appropriate document sharing if we work together.
Yes. Start with what you know: the general property location, where you are in the process, and what you want to build. You do not need a finished design to begin a conversation. We will explain any proposed preconstruction scope and fee before you commit.
We are a builder, not a public adjuster or insurance adviser. We can prepare construction scope and pricing within an agreed engagement. Your insurer determines coverage, and your lender may control how insurance funds are released. We do not guarantee settlements, grant funding, or permit approval.
Possibly, but neither should be assumed usable. Foundation reuse needs appropriate engineering review, and the permitting authority must confirm whether your old plans qualify for reuse. The City of Spokane describes these options in its official rebuilding guide.
A responsible estimate starts with the site, cleanup status, home design, utility conditions, and available funding. Agency plan-review targets are not the same as an issued permit or a construction schedule. We will identify assumptions, allowances, and open questions before recommending a path forward.
We can discuss material and site-design options with your design team. IBHS guidance addresses roofs, ember-resistant vents, and the area immediately around a home. These measures reduce risk; they do not make a home fireproof or guarantee insurance eligibility. Read the IBHS wildfire guidance.
No. The photos on this page show our custom-home work, not completed wildfire rebuilds. They illustrate the quality and style of our residential construction without implying a fire-recovery project history.
Tell us where you are in the process. Austin or Tysen will follow up to discuss your project and whether we can help.
