Great room with timber beams in the Newport River House
Custom Homes

Custom homes built by the two people who own the company.

Two Brothers Development builds custom homes in Spokane Valley, Spokane, and North Idaho. Austin Folsom or Tysen Cheshire is on site through every phase, and you can see your budget, schedule, and change orders online at any time.

In short: we are a small, owner-operated builder. We take on a limited number of custom homes at a time so one of the two owners runs each job personally — from lot review and budgeting through the final walkthrough. Our largest completed custom home is the nearly 6,000 sq ft Newport River House, which appraised above $1.8 million.

What working with us looks like

1. Consultation and lot review

We start with your goals, your budget range, and your land. If you already own a lot, we look at the things that quietly drive cost: slope, soils, access, water and sewer or septic, power, setbacks, and any HOA covenants. If you don't have land yet, we can help you evaluate lots before you buy. More on building on your own lot →

2. Design and line-item budget

Bring your own plan, start from a stock plan we modify, or work with a designer we coordinate. Either way, you get a detailed, line-item budget before we break ground — not a single lump-sum number. We build our material takeoffs directly from the plans so the budget reflects what the house actually needs.

3. Build

Austin or Tysen is on site through every phase. Every client gets a login to our client portal, where you can see the schedule by phase, the budget, approved change orders, shared photos and documents, and anything we need from you. See what the portal shows →

4. Walkthrough and handoff

We walk the home with you room by room before you take the keys. The job isn't done until the punch list is.

Why homeowners choose a small builder

  • You talk to an owner, not a salesperson. The people who price your home are the people who build it.
  • Transparent money. Line-item budgets up front, and change orders documented and approved before work changes.
  • We develop land ourselves. We've taken raw parcels through platting, utilities, and paving, so we catch site problems early.
  • Licensed in Washington and Idaho, so one builder can cover Spokane County and the North Idaho side of the state line.
