About Two Brothers

Who is Two Brothers Development?

Two Brothers Development LLC is an owner-operated builder based in Spokane Valley, Washington, run by co-owners Austin Folsom and Tysen Cheshire. We build custom homes, duplexes and small multifamily, light industrial buildings, and develop land across the Inland Northwest.

What areas do you build in?

Spokane Valley, Spokane, Liberty Lake, Greenacres, and the surrounding Spokane County area in Washington, plus Newport, WA, and North Idaho including Post Falls and Coeur d'Alene.

Are you licensed in both Washington and Idaho?

Yes. Two Brothers Development is licensed in Washington and Idaho, so we can build on either side of the state line.

Who will actually be on site during my build?

One of the owners. Austin or Tysen is on site through every phase. We keep our project count intentional so that stays true.

What is the largest home you've built?

The Newport River House, a nearly 6,000 sq ft riverfront custom home in Newport, WA, which appraised above $1.8 million. We designed and built it start to finish.

Cost and budget

How much does it cost to build a custom home in Spokane?

It depends mostly on size, finish level, and the lot. Site work — utilities, septic, driveway, grading, and foundation conditions — is often the biggest variable. We give every client a detailed line-item budget during design, before construction starts, so you know what the house will cost and what's included.

Do you give fixed prices or cost-plus?

We'll walk through the contract structure that fits your project in the first meeting. Either way, you get a line-item budget up front and can see how the project tracks against it in your client portal.

How do you handle change orders?

Every change is written up with its cost and schedule impact and approved by you before the work changes. Approved change orders appear in your portal alongside the budget.

How will I know where my budget stands during construction?

You'll have a private login to our client portal showing your budget, schedule, change orders, documents, photos, and action items — the same system we use to run the job. See what the portal shows.

Land and permits

Can you build on a lot I already own?

Yes, and most of our custom-home clients bring their own land. Send us the address or parcel number and we'll review zoning, utilities, septic or sewer, access, slope, and any HOA covenants before you pay for plans. How we review a lot.

Can you help me find or evaluate a lot before I buy?

Yes. Because we develop land ourselves, we can help you estimate site costs and spot problems before you make an offer.

Can I build a duplex or ADU on my lot?

Often, yes. Washington's middle-housing (HB 1110) and ADU (HB 1337) laws have opened many single-family lots to duplexes, additional units, and ADUs, but the details depend on your jurisdiction, lot size, and utilities. We'll tell you what your lot appears to allow. Duplexes and investor builds.

Do you handle HOA and CC&R approvals?

Yes. We review the covenants before design and turn them into a checklist — minimum square footage, exterior materials, setbacks, rooflines, drainage, and architectural review — so the plan is approved the first time.

What happens if permits get delayed?

Permit timing is set by the jurisdiction, and delays do happen. We build the permit path into the schedule from the start, submit complete packages to avoid avoidable review cycles, and keep your portal schedule updated so you always know where things stand.

Design and process

Do I need my own architect or plans?

No. You can bring your own plans, start from a stock plan that we modify, or have us coordinate a designer. We also have our own in-house duplex design.

What are the steps from first call to move-in?

Consultation and lot review, design and line-item budget, permitting, construction with an owner on site, and a room-by-room walkthrough before handoff.

Do you build for investors?

Yes. We build duplexes and small multifamily projects for investors and hold rental property ourselves, so we design for construction cost, rentability, and long-term maintenance.

Do you build commercial or light industrial buildings?

Yes. We're currently planning a 4-unit, roughly 7,000 sq ft light industrial building in Spokane Valley, with private office, bathroom, and mezzanine storage in each unit.
