We build duplexes for our own portfolio. We'll build yours the same way.
Two Brothers Development designs and builds duplexes and small multifamily projects in Spokane and Spokane Valley for investors and owner-occupants. We develop, build, and hold rentals ourselves, so we design for construction cost, rentability, and long-term maintenance — not just curb appeal.
Why investors work with us
- We think like owners. We develop lots and hold rental property ourselves, so layout, durability, and operating cost matter to us as much as the build price.
- A proven plan to start from. Starting from a design we've already built shortens design time and reduces surprises in pricing.
- Land and entitlement experience. We've taken raw land through subdivision, water line installation, and road paving — including lots slated for duplexes at our Nixon Ave subdivision.
- Line-item budgets and a live portal. You see the budget, schedule, and change orders the same way a lender or partner would want to.
Can I build a duplex on my lot?
Often, yes — more lots qualify than a few years ago. Washington's middle-housing law (HB 1110) and ADU law (HB 1337) require many cities and counties to allow duplexes, additional units, and accessory dwelling units on lots that used to be single-family only. The details — minimum lot size, setbacks, parking, frontage, utilities, and whether you're inside the City of Spokane, Spokane Valley, or unincorporated Spokane County — decide what is actually buildable.
Send us the address or parcel number. We'll tell you what the zoning appears to allow, what the site will likely need, and whether a duplex, a single-family home with ADUs, or another layout pencils out best.
What we need from you to price a duplex
- The lot address or parcel number (or the lots you're considering)
- Whether you plan to hold, sell, or live in one unit
- Your target unit mix (bedrooms and baths) and finish level
- Financing status and your target timeline
